Pearland City Council will ultimately decide on a zone change allowing the construction of townhomes on Woody Road. This proposal drew neighbors to speak in opposition at Monday’s Planning and Zoning Commission.
Before Monday’s P&Z meeting, city staff received 33 written comments and two phone calls in opposition.
Concerned about property values, overcrowding, safety, and traffic, neighbors also said Woody is too small a street to support a townhome development.
“There is a serious sewer problem — they can’t even keep up with what they have,” neighbor Curtis Garner said.
“What benefits does this have to the community?” Joy Farmer asked. “Woody Road is in poor condition and additional traffic will deteriorate it even more.”
City staff, however, said the request meets all of the city’s approval criteria.
“One of the things we are wanting to do is have a community meeting to address some of the concerns,” Courtney Chaney of Owens Management Systems told P&Z. “We understand there were a lot of objections, and we want a chance to talk to the community and see what the concerns are.”
Owen Management Systems represents the owner, Great Opportunities Diversified LLC, which is requesting a zone change from neighborhood services to townhome residential. The site is located at the southeast corner of Woody Road and Orange Street and across the street from Woody Park.
Plans call for eight to 12 living units in fourplexes that would be individually sold, Chaney said.
Planning and Zoning postponed recommending for or against the measure on Monday so that community meetings could take place and more information could be provided about the proposal.
The upcoming meetings of Planning and Zoning will be held on June 17th and July 1st.
