Newly annexed MUD getting city zoning

The city of Pearland Zoning is being assigned to the newly annexed areas within MUD No. 16, with zoning categories ranging from the general business near FM 518 to single-family and suburban residential.  

City Council approved an initial reading of the new zoning on April 14, with a second and final reading to be held at a future council meeting. 

The council in December voted to finalize the annexation of MUD No. 16, an area that includes the Hickory Slough sportsplex, Avalon Terrace, Lakeside Estates, plus a proposed commercial development known as Asian Town on 12 acres fronting FM 518. 

Property fronting FM 518 will be zoned as a general business, while single-family subdivisions and the sportsplex area will be designated as R3, a traditional zoning that matches 60-foot-wide lots. Lakeside Estates is classified as suburban residential-12, a zoning that best matches those lot sizes. Notices of the zoning process were mailed to property owners about a month ago, city staff reported.
