Zone change for retail center gets initial OK

Pearland City Council gave initial approval last week for a zone change for three acres along the east side of Pearland Parkway north of John Lizer Road.

Changing the undeveloped land from single family residential to general business will allow higher quality retail centers along Pearland Parkway, applicant Nick Motamedi said.

“Essentially we are proposing three retail centers that run along the frontage,” he told council members. “We think the impact on the area is very minute since the majority of the property we are talking about is already zoned general business. What we are really doing is extending the depth of the general business.”

When Pearland Parkway came through, the corridor created relatively shallow business tracts, he said.

The area is surrounded by large-lot single family residences, undeveloped land, Independence Park and Mary’s Creek.

The council on July 28 approved a first reading of the zone change unanimously, with a second reading to be held at a future council meeting.
