Apartments proposed on Magnolia Parkway

The developer of Delta Pearland on Magnolia Parkway talked future plans and traffic Monday at the Pearland Planning and Zoning Commission meeting.

Rockport Ventures LLC is now seeking a zone change for 15 acres just across Magnolia Parkway for a similar project. Needed is a zone change from office and professional to planned development for 315 multifamily units.

“We know (traffic) is a sticking point with any development proposed in the city,” Travis Donnell of Rockport Ventures told commissioners. “Magnolia Parkway is unique, and there really is plenty of capacity for additional development. We think that is a key distinction to make.”

A traffic impact analysis has been completed with an outside firm, he said, and presentations and meetings have been held with nearby HOAs. Included in plans is a 275-foot setback from residential neighbors to the west.

The Planning and Zoning Commission on Monday voted to recommend the zone change for the project to city council, which will have the final say with a first reading expected Dec. 15.

“Multifamilies, some consider them a four-letter word in this town,” P&Z Commissioner Henry Fuertes said. “I can appreciate that they’re grouped together.
