A developer proposing urban apartments near Fite and Manvel roads has submitted a revised plan based on concerns from the community expressed back in May.
Pearland council and planning and zoning held a workshop Monday regarding the 9.6-acre tract north of Fite Road and East of Manvel Road. The workshops are meant to provide feedback for developers before further investments are made.
Council members and P&Z overall appeared receptive to the revised plans, so long as those with concerns had been contacted.
“You said you’ve reached out to West Oaks and the Dad’s Club,” Councilman Tony Carbone told the applicants. “The really expensive ‘no’ is when the Dad’s Club fills up (council chambers) and it fails.”
Changes to the original plans call for reducing the number of living units to 180 and taking the building from four stories to three.
Initial concerns included traffic congestion, particularly due to its proximity to the Pearland Area Dad’s Club on Fite Road. In response, a planned coffee shop was removed from the plan and a roundabout was added, among other changes.
Karla Canada, representative of the applicant, said they contacted the Dad’s Club and nearby HOA to set up meetings.
“We have reached out to the area to let them know what the proposal is,” she said.
Plans call for 110 two-bedroom units and 70 one-bedroom units with amenities such as pool and playground.
