Rowhouses, bungalows set for Old Town

A new residential development plans to bring a mix of rowhouses and bungalow-style homes to Pearland’s Old Townsite District.

The city’s Planning and Zoning Commission on Monday approved the final plat of Pearland Rowhouses and Bungalows, which includes 58 lots of various sizes located south of Broadway and west of Galveston Avenue.

The 5.5-acre development is part of a mixed-use district established in 2021. The plat was submitted by Patrick Lane of LJA Engineering, representing Sullivan Brothers Builders, after a number of adjustments regarding streetlight locations and easements were made.
“I, for one, am glad to finally see it get to this stage,” Planning and Zoning Commissioner Derrell Isenberg said.

Lot sizes will range from 28 feet to 40 feet wide, smaller than the typical lot width of 50 feet in the Old Townsite. A drainage plan has been approved, according to city documents.
The commission also recommended rezoning 3801 Liberty Drive from single-family to office professional. If granted by the city council, the change would allow a child daycare to operate at the site with a conditional use permit.

Two neighboring residents spoke at the P&Z meeting; one was against changing the zoning from residential, and the other had concerns about the impact on traffic on Liberty Drive.
Also recommended was a conditional use permit for an educational music studio to operate in 1,200 square feet at 2743 Smith Ranch Road.

A joint meeting with the city council and P&Z is set for 5 p.m. this Monday at City Hall.
