Pearland City Council could decide July 28 on a zone change that would allow commercial development on roughly 3 acres along the east side of Pearland Parkway, just north of John Lizer Road and Independence Park.
Annexed in 1960, the undeveloped tract is currently zoned for single family residential.
“We are intending to have multi-tenant retail centers along frontage on Pearland Parkway with a variety of uses,” applicant Nick Motamedi told Planning and Zoning Commissioners July 7. “We are really in an area that is entirely general business.”
The tract is part of a larger property fronting Pearland Parkway that is already zoned general business.
“What we’re really doing is just extending the property a little bit to the backside,” Motamedi said. “Materially, you’re not going to see a major change since we already have general business on the entire frontage.”
Planning and Zoning voted to recommend the zone change. At that meeting, one 30-year-resident of the area expressed concerns about flooding by developing the property.
Lew tract
A final plat for a 29-acre proposed addition to Massey Oaks failed to garner P&Z approval.
The proposed development, which would contain 73 residential lots, lies south of Old Massey Ranch Road and east of Harkey Road, is part of what is known as the Lew tract, section 1.
Pearland city staff recommended against approval of the plat for several reasons, including that adjacent infrastructure is not adequate or not provided as required. These include installing water and sewer facilities along the frontage of Old Massey Ranch.
“This was all spelled out years ago,” Commissioner Derrell Isenberg said. “We had certain agreements that the developer in this area would do certain things for infrastructure, and apparently even if they’re not the ones doing it and somebody else buys it out, it goes with the same rules they had.”
