Office warehouse request goes back to city

A zone change that would allow an office warehouse at Cullen Parkway will come before the city council again later this month. 

The council in December rejected the requested zone change at 2849 Cullen Parkway from general business to general commercial. 

“There were concerns at city council about us having a ready-to-go site plan and basically showing council more of exactly what we’re looking to build,” applicant Faraz Hemani told members of the Planning and Zoning Commission on March 3. “Since the last meeting and this meeting, we have met with members of the council, had email exchanges and we’re more optimistic this go-round.” 

Planning and Zoning Commissioners voted to recommend the zone change. 

“I almost with this were a (planned development) so we could get a site plan,” Commissioner John McDonald said. “I really wish our rules had an office warehouse concept where you wouldn’t have to be asking for a zone change.” 

At the P&Z discussion, nearby property owner Moni Harwell supported the zone change. 

“This would not involve large commercial warehouses — that’s more than reasonable,” she said. “If this doesn’t go through and there ends up being businesses such as restaurants or bars, drive-thrus — that type of thing, we will fight that.” 

Annexed in 1997, the 6.6-acre tract is undeveloped except for a 1970 home that will be removed if the projects go forward. 

The City Council is expected to discuss and decide on the request at its March 24 meeting.
